Summary: 36 acres; 126 total lots: 121 residential, 3 landscaping, 1 HOA, and 1 recreation; 4,376 linear feet of new public right-of-way; a sidewalk will be constructed along the west-side of West Cora Lee Loop and a gravel hike and bike trail will be constructed along the east-side of West Cora Lee Loop; sidewalks to be constructed along all other local streets; and the extension of 8-inch water and wastewater lines. Access to Phase 2 will be through Gregg Ranch Boulevard to West Cora Lee Loop; Gregg Ranch Boulevard connection to US 281 was constructed in Phase 1; West Cora Lee Loop connection to US 281 will be constructed in a future phase.

Access to the subdivision will be through two major thoroughfares: Thunder Rock Boulevard which connects to US 281, and Centurion Parkway which will connect to Flatrock Boulevard with access to State Highway 71.

Tri-Campus Sidewalk Connectivity (CIPTR-20220607)
Project Scope: This project will improve safety for students and residents, increase connectivity, and provide alternatives to driving. This alignment accomplishes all of Project No 2, and part of Project No 7 and No. 10 from the Sidewalk Master Plan. The Tri-Campus connectivity project was submitted to TxDOT Safe Routes to School program. The project includes 6-foot sidewalks on 1 side of portions of Ave U, Broadway, Ave Q, Northwood Dr, and Terrace Dr, providing connectivity to MF Elementary, Middle School, Falls Career HS, HEB, the Boys & Girls Club, and City's parks.

Avenue Q Reconstruction (CIPTR-20210817)
Project Scope: Reconstruct 750' of Avenue Q from 1431 to Broadway. Pavement to be asphalt, 31' wide City standard, with curbs and 5' sidewalks on the west side of the street. The project will also include storm inlets and an underground storm system. The project also consists of extending the existing 12" water line to create a looped system.

Avenue N Bridge Upgrade (CIPTR-20210302)
Project Scope: This crossing was damaged during the October 2018 flood. The existing structure has a level of service less than a 2-year storm event. This is the primary entrance to Meadowlakes and Pecan Valley, and those areas were isolated during the October 2018 flood event. This project has grant funding from both the HMGP and TWDB PIP programs. The project will also be in partnership with Meadowlakes. Upgrade the existing low water crossing on Ave N at Backbone Creek. The current level of service of this structure is less than a 2-year storm. The proposed, upgrade install a bridge that would provide a 50-year level of service. This upgrade would likely include re-routing the existing hike & bike trail and disconnecting Backbone St at Ave N to create a turnaround area.

Project Scope: This project consists of constructing approx. 3,600 feet of roadway. The new roadway will have the typical city street cross-section, with sidewalks, street lighting, utility extensions, and necessary drainage improvements along the extension.

Nature Heights Dr. Low Water Crossing (Bridge) (CIPTR-20210615)
Project Scope: This is one of the most frequently closed low-water crossings within City limits. During a 2-year storm event, this crossing is projected to have over 4 feet of water over it, per the effective FEMA models. This project has grant funding from the HMGP program. This project consists of upgrading the low water crossing at Whitman Branch and Nature Heights Drive.

Pecan Valley Sidewalk (CIPTR-20210817)
Project Scope: This project will improve safety for students and residents, increase connectivity, and provide alternatives to driving. This alignment accomplishes all of Project No 1 from the Sidewalk Master Plan. Install sidewalks on 1 side of Pecan Valley Drive to provide safe pedestrian options for residents and connect to existing infrastructure. The project would include enclosing an existing stormwater ditch and placing a sidewalk on top of it.

Raw Water Intake Repairs, Floodproofing and Upgrade (CIPTR-20210817)
Project Scope: This site was damaged during the Oct 2018 flood. This project is to repair and floodproof the existing raw water pump station. The building is a repetitive loss structure and this project will reduce risk to the City and prevent the raw water pump station from failure. The entire facility is located in the floodplain and is subject to future flood events. This project will build a new building (including electrical), new 12' diameter wet well, upgrade generator, extend pump shafts to raise motors, relocate all electrical components, and install manhole on raw water line for zebra mussel dosing. All components will be raised above the floodplain.
